Which areas are your furnished apartments located in?
Our furnished apartments are in high quality apartment communities that are located in areas that are well known and popular for their convenient location relative to offices, shopping, dining, nightlife, and entertainment as well as their ease of access to major highways.
Most people who are in need or short term housing are in town either for business or pleasure (or a little bit of both) and the ease of access to the best of both worlds seems to be the preference of most of our corporate housing customers.
How short term or long term can I lease a furnished apartment for?
Minimum reservation length for our furnished apartments is 5 days and the maximum initial reservation term is one year. However, we have had residents that have continually renewed their reservations with us and have ultimately stayed for multiple years in the same furnished rental because they liked it so much and were continually traveling in and out of town for business throughout that time.
What’s involved in the leasing process?
After you submit your information regarding your furnished housing preferences (location, apartment size, price range, etc) on our online web form, one of our leasing specialists will contact you to help you select between our available furnished apartments that best meet your criteria.
Once you have selected the apartment you would like, you will simply need to submit your application and application fee. Once your application is approved, you will need to sign your Reservation Contract, fill out your Occupant Form, and submit your Security Deposit. Once all of that is complete you will be emailed your move-in instructions and you will be all set to move in on your move-in date.
Do you run a credit check during my application?
A criminal background check and a soft credit check are required for all individuals who will be leasing a furnished apartment in their own name. If leasing the apartment through a company, a company credit report will be needed and a criminal background check will be needed for each individual that will be residing in the apartment to help insure the safety of other residents in the apartment community.
If I’m booking one of your corporate apartments in my company’s name do I need to submit my personal information?
For corporate reservations in any of our furnished apartments a company application will be required and approval of the lease will be dependent on the creditworthiness of the company. Typically our corporate customers simply submit their company’s Dun and Bradstreet number so that we can obtain their D&B report and make a quick approval if the report is good.
However, all individuals who will be living in the apartment must submit an occupant form, so that a criminal background check can be run on each individual to help insure the safety of the property and all other residents in the building.
How many bills should I expect to have to pay each month for my furnished apartment?
You can expect to receive just one bill each month. One of the conveniences of corporate housing is that your internet, cable, electricity, and water are all included in your monthly rent which means you don’t have to mess with a bunch of separate bills. You simply pay your monthly rent, and we take care of the rest.
If you request any extra services such as maid service, etc then that will simply be added to your bill that month and can be paid when you receive your next invoice.

Do you provide Internet and cable?
Yes, your fully furnished apartment comes with secure password protected high speed wireless internet and a standard cable TV package including over 200 channels.
What do I need to bring for my stay in a furnished apartment?
In general all you should need is your toothbrush, your clothes, and any personal items you need. All of your furnishings and housewares are provided in your furnished apartment. View our full Furnishings and Housewares Package.
Can I set my monthly rent up on autopay?
Yes. You may set your account up to be auto drafted from your bank each month via ACH.
Do you require a security deposit?
Yes. Our standard Security Deposit is $1000 and is fully refundable (minus any damages) within 30 days after your move-out. Most of our residents do not incur any damages charges at all during their stay in their furnished apartment. Simply take care of the apartment, furnishings, and housewares as you would if they were your own and all should be fine.
How far in advance should I book my furnished apartment?
You can theoretically book your apartment several months in advance but sometimes it is difficult for our leasing specialists to have a good idea of what will be available more than 3 months in advance. On the other hand, waiting until the last minute will make it very difficult for us to have many options because most of our units are booked in advance.
In general, the best time to book your furnished apartment with us would be about 1-3 months in advance.
How much is the rent for one of your furnished apartments?
Rent varies in different areas of different cities and for different sizes of apartments. Also it is important to keep in mind that the rent includes all furnishings, housewares, cable, wireless high speed internet, water, and the apartment itself. To give you an idea of the range of pricing that our furnished apartments lease for:
- Our lowest priced 1 bedroom apartment will typically rent for no less than $1750 per month and our highest priced 1 bedroom will lease for about $3000 per month.
- Our lowest priced 2 bedroom will typically rent for no less than $2250 per month and our highest priced 2 bedroom will typically lease for about $4000 per month.
The higher priced units are typically in the more expensive high demand areas of town and the lower priced units are typically in the more suburban areas further from the center of town.
Are utilities included? Are there taxes? What about hidden costs?
Utilities are all included. There are no taxes for leases that are longer than 30 days. For any leases of less than 30 days, hotel tax will be applied at the local rate.
There are no hidden costs. All of your costs for your furnished apartment will be stated to you up front by your leasing specialist and you will receive only one monthly invoice for each month you stay with us.
Do you offer lease extensions if I need to stay longer than my initial lease?
Yes. You may extend your reservation contract at any time as long as the furnished apartment that you are in has not already been booked by someone else for the dates after your move-out date. Our reservations are written to end exactly on their end date so that we are able to begin offering each apartment to our other customers for exactly that date. This allows us to minimize vacancy and thus pass along a significant savings to our customers by offering lower rates than many of our competitors in the corporate housing industry.
A common strategy among our corporate housing competitors is to charge much higher rent prices to their customers and give themselves more leeway for vacancy to occur more regularly between leases. We take the exact opposite approach. We prefer to minimize vacancy to the absolute lowest possible point so that we can pass on those savings to our customers by offering the lowest corporate housing rates around. However, the way that we achieve this is by having firm move-out dates from each of our residents so that we are able to book future residents in advance to minimize vacancy.
If you desire to extend your reservation and the furnished apartment that you are in has already been booked by someone else then we will always do our best to try to move you into another one of our corporate apartments after your current reservation ends if any are available.
If having the open ended flexibility is highly important to you, we can set up your reservation on an open-ended basis for a rent increase of 10% more than the current rate of that furnished apartment. This 10% helps make up for the fact that we will not be able to offer your apartment to any future residents until you give your 30 day notice. However, even with the 10% price markup we still think that you will find the price to be significantly lower than the regular pricing of many of our competitors.
How soon should I request an extension for my lease?
You should request an extension as soon as you know that you are going to want to extend because availability for extension is not guaranteed and someone else can lease the furnished apartment after your current reservation ends at any time during your stay. Do you allow pets in your furnished apartments?
Yes, pets are allowed in most of our properties. Each apartment community that we work with has their own particular pet policy regarding the number of pets allowed per unit, weight limit per pet, breed restrictions, etc. and your leasing specialist can give you the specifics for each furnished apartment that you are interested in.
A refundable Pet Deposit of $500 is required for each pet that will be in the apartment along with a $250 non-refundable Pet Fee.
How many people can stay in one furnished apartment?
The maximum number of occupants per apartment is 2 per bedroom. Children above the age of two are counted as adults.
What forms of payment do you accept for monthly rent?
Personal check, business check, cashier’s check, money order, ACH transfer are our standard accepted forms of payment. Credit cards payments are accepted on our website but there is an online convenience fee for payments made on our website.
Your initial payment when reserving your furnished apartment must be in the form of cleared funds (cashier’s check, money order, ACH, or credit card payment). Monthly payments can be made by any of those methods as well as personal checks and business checks.
You may also set up your account on autopay at any time during your lease. Simply ask your leasing specialist for an Automatic ACH Form and fill that out and return it to us and the remainder of your stay will be automatically charged to your account each month.
